Services
From compliance to optimization.
Pathline Foundry is an independent energy consulting and software firm based in Meridian, Idaho. I help commercial and industrial building owners navigate performance regulations, reduce energy costs, and make smarter operational decisions.
In Washington and Oregon, I guide building owners through mandatory performance standards, from benchmarking and audits through implementation. In Idaho, I help mid-sized commercial and industrial facilities capture utility incentive programs and reduce energy costs through audits and operational improvements.
What makes this different.
Most consultants deliver a report and disappear. I stick around until the savings show up. Every engagement is led directly by me. No team to manage, no layers between us.
Washington & Oregon
Mandatory compliance is here.
Building Performance Standards are now law in both states. Washington's deadlines are staggered by size: buildings over 220,000 sq ft were due June 2026, 90,000–220,000 sq ft are due June 2027, and 50,000–90,000 sq ft June 2028. Oregon phases in from 2028. If your building is covered, you need a plan: benchmarking, audits, energy management plans, O&M programs. I handle all of it, and I stay through implementation. No report-and-disappear.

Idaho
Utility incentives are leaving money on the table.
Idaho Power reimburses 75% of a detailed energy assessment, up to $12,500, and a separate custom project incentive can cover up to 70% of the efficiency upgrades the audit identifies. Most eligible buildings don't know these programs exist. I help you capture them and reduce energy costs through audits and operational improvements.

Beyond compliance.
Compliance is the starting point, not the destination. Energy forecasting software turns surprises into decisions you can plan for: what your load will look like, when it matters, where you have flexibility. Better foresight leads to better decisions, and better decisions cost less.
Energy Forecasting Software
Custom forecasting tools that give advance notice of load patterns, cost drivers, and operational flexibility. Reduces unnecessary cost and enables intentional decision-making.
Demand Management Analysis
Identifying where operational flexibility exists and when it matters financially.
Ongoing Advisory
Continuing relationship beyond compliance: monitoring, optimization, and implementation support.
Custom Software Tools
Purpose-built tools for your building's specific operational needs.
